High on a hilltop near Cortona on the eastern edge of Tuscany, near the town of Cortona, Villa Cuiano is a sprawling farmhouse with marvelous panoramic views of the Niccone Valley and the distant mountains of Umbria. The farmhouse has been divided into 5 apartments and a detached house, each decorated in traditional Tuscan style. Stone fireplaces, one dated 1877, cotta floors and dark chestnut-beamed ceilings lend an authentic, welcoming air to the accommodation. These are comfortable flats, with good lighting and simple, classic furnishings. The property sleeps 26 shared in five apartments all very spacious and a detached beautiful stone house. The property lies in extensive gardens, dipped between the olive trees, and has a large, well-kept swimming pool. Furnished with tables and chairs, and equipped with a barbecue and oven, the garden is perfect for al fresco meals in the long summer months.

Location
The Cuiano agritourist farm is an excellent starting point for visits to Umbria and Tuscany: in one hour by car you can reach beautiful towns that will satisfy your spirit with art and religion as well as your body with a wide selection of eno-gastronomic products, not to mention the unequalled landscapes you’ll see.
For example in Umbria there is Assisi, Perugia, Spello, Foligno, Gubbio, Città di Castello and Trasimeno lake; in Tuscany you can visit Cortona, Arezzo, Siena, Pienza, Montepulciano.
Other interesting towns that are a little farther are Spoleto, San Giminiano and Montalcino.

Obviously, for our guests who prefer total relaxation, our agritourist farm offers peace and quiet and is an ideal spot for enjoying a book in tranquillity, sunbathing by the pool, taking a relaxing ride on horseback, or taking a walk to the stream or in the shade of olive trees.

A deposit of 20% of the full amount is payable to confirm the booking.
Balance is due 6 weeks before the first day of your holiday.
Water, gas and electricity and hot water are included in the rental, central heating costs are extra Euro 12/days per apartment during winter period.
The house is cleaned for your arrival and every Saturday.
Guests should arrive after 5 pm. on Saturday and vacate before 10 am. on the day of departure.
Cancellations and Refunds.
The deposit is non-returnable. The balance is full refunded if cancellation is made at least 45 days prior to arrival.
50% refund if canceled 45-30 days prior to arrival. There is no refund if cancellation is made less than 30 days prior to arrival. Change overday Saturday.

If the tranquillity and beauty of the surrounding area isn't enough, Villa Cuiano is a perfect base camp from which to explore Tuscany and Umbria. Lake Trasimeno - Italy's 4th largest - is only 20 minutes away with excellent swimming and water sports. The railway station is a similar distance - once on a train you can be in Florence in an hour or in Rome in two. In the closest town of Cortona there are free Classical, Jazz and other musical events in the summer as well as a number of pageants dating to Mediaeval times.
Local area and Castle
The nearest village is Mercatale di Cortona, with facilities including shops, bars, medical facilities, a restaurant and bank. Cortona is 20 minutes away and in less than an hour you can be in Siena, Montepulciano, Orvieto or Perugia. For those who arrive at Cuiano there is another spectacular possibility: to visit the castle of Pierle. It is one of a few castle of XI century, without changes during the centuries, but it is closed and only my family can go inside to visit the castle, as we are the owner
